Absorption Rates: February 2020

These absorption charts tell a real-time story of inventory in the Bozeman area real estate market.  As you will see, we have less than a month’s supply in several market segments, particularly the more affordable segments.  Bozeman’s city limits have less than one month’s supply, at current sales rates, of single-family homes in the $300k-$400k price range, and the donut area around Bozeman shows that same lack of inventory up to $500,000.  Condos and townhomes in the city are a little better but are showing about 2 months of inventory in may price segments.  These charts are not just the story of supply, as the other component of absorption in demand.  Of course, Bozeman is in demand….
